Follow our journey of the subdivsion of "Glenleigh" into five 100-hectare blocks and put your foot on one now...

Build your dream home on 100 hectares of your own land, with breathtaking panoramic views.

About Us
We are in the process of subdividing our property into five 100-hectare farms, each ideal for both cropping and grazing. All blocks will have power connected, with three enjoying direct access to the Lachlan River.

One of the farms is a highly productive flood-irrigated block, complete with a charming Californian Bungalow home set amidst established lawns. It also features a beautifull,  historic cottage full of character, that’s just begging to be restored. This offers excellent potential for a boutique farm stay operation or additional accommodation.

Additionally, one block is equipped with an excellent woolshed, cattle and sheep yards, and hay sheds, making it a perfect fit for livestock operations.

As we move forward with this project, we invite you to follow along on our journey — from lodging our development application (DA) with council, to working closely with a surveyor on the subdivision, fencing the new boundaries, and extending power to the most desirable house sites.

Welcome to Gooloogong Estate
Explore the Opportunity of Each Unique Farming Block.

We’ve engaged Peter Basha, a Planning and Development Consultant, to guide us through the process. Our goal is to establish a clear boundary framework that will support our Development Application (DA) and allow us to obtain accurate quotes for the surveying work.

Block 1 is separated from the other parcels by Warraderry Way, while the remaining blocks are accessible via either Warraderry Way or Gooloogong Siding Road.

  • Block 1: A flood-irrigated block featuring a house, cottage, hay and machinery sheds, 390 mgl water as well as a diesel river pump.
  • Block 2: Located on the western side of the property, this block has access from both Warraderry Way and Gooloogong Siding Road. It also has river access and offers stunning views, making it an ideal location for a house.
  • Block 3: Includes a woolshed, sheep and cattle yards, and hay sheds, making it perfect for livestock operations. Additionally we have incorporated access to the river - for fishing, camping and even a drought lot.
  • Block 4: No improvements.
  • Block 5: No improvements.
All blocks are equipped with dams

Surveyors

Jamie Bush and Nathan Brown from Diverse Project Solutions in Yass have now commenced surveying the property. They have brought their fishing rods with them in the hope of catching a cod. Jamie and I are distant cousins. My great grandmother was a Bush and she was brought up on the same property Jamie family still owns. It's funny but I feel I know him and he speaks my language. There is a picture of Jamie in the Gallery - can you see the resemblance?

Electricity Mains

We've received an indicative quote for this major expense. I am still not sure if I should go down this road. Power lines are so ugly and I can't be certain I will be putting them where people will want them. I would love feedback on this from any prospective purchasers.

Fencing the boundaries

Once the surveyor has marked the pegs, the fencing will begin. Not a lot to do but still... I dare say Council will have to inspect the surveyors pegs before we do anything.

Gooloogong Siding Road widening

Council has advised that Gooloogong Siding Road must be widened to a minimum of 6 metres as part of our project requirements. We are currently working through how to meet this requirement without significantly increasing overall project costs. The process is more involved than simply widening the road and includes several stages: Conducting a formal survey of the existing road Preparing detailed design plans Obtaining council approval for those plans Engaging a qualified professional to prepare a Traffic Management Plan Securing approval for the Traffic Management Plan before works can begin As you can imagine, this process is quite complex and has added an unexpected layer of work to the project. What makes this particularly challenging is that the road itself appears to have very low traffic. While neighbouring properties likely use it from time to time, it is by no means a busy road. Despite this, we are required to meet the full set of compliance standards. We will continue to work through these requirements and provide updates as we progress.
